The Flatiron Milwaukee, Wisconsin Completion Date:

A challenging, postage stamp size, triangular parcel with significant grade changes allowed the design team to satisfy the program requirements and create an architectural statement suiting the history of its architectural nomenclature, The Flatiron. ("Flatiron" buildings are unique structures that occupy and celebrate a triangular site.)

The building features a neighborhood-oriented retail component (approximately 2,800 square feet of retail space), 38-unique condo units on four floors, a live/work unit and two levels of underground parking.

The point of the triangle on the northern corner of the lot with its four-story glass curtain wall facade allows for dynamic designs in these specific condo units as well as the overall creation of a identifiable northern gateway to the Park East Corridor. In addition to the sloping glass signature feature, several other design strategies were incorporated to connect this building with the surrounding community as well as future development projects.

A masonry stone facade on the main street side (or retail side) of the building creates a sense of strength and solidity which reflects its downtown location. The roof design slopes upward directing the eye to where future development projects will be located. Meanwhile, the highly articulated east side of the building combines simulated stucco and horizontal metal panels to respond sensitively to the scale of the residential neighborhood it faces. In order to create a community focus within the project, an outdoor area is developed at the point of the triangle to serve the retailers and their patrons from the surrounding neighborhood. Finally, components of sustainable design including roof plantings at the south end and a rain garden at the north point of the plaza further distinguish this unique structure.
